Hayseed,I am selling my house it's 6'x8'.It's a very nice house.It has 2 bunks,woodstove,12volt lights,has 2 12volt plug-ins for radio,tv.Antenna,for radio or tv etc...Also has 2 tables,one is a fold down.comes with 4 wooden rattle reels,shingled roof,4 windows.Very easy to set up by yourself.The wheels are very easy to raise of the ice to drop the house down onto 4x4's.Pulls behind my suburban very good,with 15" tires on the house.The house is in very good shape.I could deliver to grand rapids,going up there next weekend.I'm asking $1200.00 or best offer.If you have any questions e-mail asap at [email protected]

I don't know where you're located, but I saw this one in the New Prague newspaper today.

Those prices sound pretty good to me. My buddy and me just built a 7x12 as cheaply as I possibly could without the fear of it falling apart and it cost about $800. That's with plexiglass windows (cheap). The cheapest I've seen around the metro is $2100 for a 7x12. Thats with nothing inside, no heater, cupbourds,no nothing. They are a nice house though. Flapjack, I have a 8x16.5 shack on a steel tube frame. The axle assembly is behind the shack and I have 2 jacks in the front 2 in the back to set it all down.There a 4 holes,propane heater(vented),2 fresh air vents,1 bunk,1 stove/oven combo out of an r/v,2 cupboards,1 12v. fan 4 rattle reels,12v.lighting,antenae for t.v.and radio,and a 400watt inverter,pick-up tool box that fit a Dakota bolted to the tongue for storage and an LP rack on the back for 2 20lb bottles. If I were to sell this baby what do you think it would be worth,it's not light, it weighs in at approx. 3100lbs. I would appreciate your appraisal. thanks,tip-up

Believe me I'm no expert. I'm not sure I'd qualify to tell you what something is worth. Like anything, it's pretty hard to tell the worth of something without seeing it. For example the house we just built cost about $800 to build. I could probably sell it for around $1800 or so, just because you can buy a new one here for around $2100. An Ultra Shack the same size will cost you almost $6000.

If I had too, I would start at a base price of around $1200 just for the size of the structure and add on for the goodies. That may not be the number you wanted to hear but you have to start somewhere. The lowest priced 16's I've seen around here go for around $3100, 2 bunks,no heater or anything else inside.

So my guess would be between $1200 and $3100. based on the prices around here. Remember, something is only worth what someone is willing to pay for it.
