Roof Recommendations

We are planning on getting a new roof on the cabin next year.  Old one is 20 years old.

Thinking about metal.   Anyone got opinions about metal roofs, or suggestions for a reliable guy to put it on?

I have a metal roof on my house near Cook, I installed it about thirteen years ago still looks/works great.

Replaced my shingled roof at home(Pine Island) last year, the shingles lasted 17 years before they were lookin pretty tough. That would be twice I've replaced shingles at home in 35 years.

 

The major problem I have with steel is when the snow melts off of the roof, it will all come off at one time.

If your car, or the door you use to get in and out of your house is under the eave's, you WILL have an issue.

Last spring enough snow came off of my roof in one melting, that it would have buried, and I'm sure crushed my truck. The snow drift after that melting was about 10' wide, and 4' deep. You better plow it right away, or you will have an ice drift that you cannot remove.

The only other issue, is that when it rains it really runs off of the roof. You will get wet standing under the eaves of your house. The rain come's off in sheets. 

You could use gutters or deflectors, but the snow coming off in the spring will also remove your gutters/deflectors, guaranteed.

A door on the gable end of your house will take care of the rain and snow problem.

 

Other than that I think the steel roof is great, it is easy to apply, and is guaranteed for 40 years. I don't plan on ever using shingles again, have converted most of my buildings to steel!

With shingles you might get 20 years, then you get to hire somebody to come out, and replace your shingles again. LOL

And NO, it is not so loud in my house when it rains, that you can't hear yourself think. LOL

And No, I don't sell/install steel roofing, I'm just sold on the stuff.

 

I can't recommend a good or fair roofer/contractor, I do my own work.

I can recommend a good/fair electrician/concrete guy.

If you pm me, I'll tell you a plumber NOT to hire.

It is a seasonal cabin so I am not too worried about snow.  Most likely it would be all melted by  the time I show up....   But that is a good thing to know about.

Hey Del, did you ever get a new roof? If so, did you go with metal or asphalt shingles? What contractor did you hire?

Nope.  Upon further inspection the roof still looks pretty good.   I do want to get someone up there to clean off the pine needles and moss though.   Just haven't got to that yet.   

 

We just got up last week and then family came for the fourth.   Got to spend time tubing and stuff.

I have shingles on my house and metal on my pole barn. The snow drifts I get off my pole barn are crazy. I am glad I did the shingles on my house because of that.

I have to go with shingles on the cabin and garage do to the layout of the buildings. I'm looking for a licensed/insured roofing crew to do just the labor. I work for a building materials distributor in the cities and will supply all the materials. Want to do it this before winter. If anyone has a info on a roofing crew in the area, I would appreciate it.

If you struggle to find a crew near the lake, maybe you can convince a crew from the Cities to spend a weekend at your place - roof during the day and fishing at night. Just buy lots of Tecate and Modelo!

I've thought of that, I know quite a few crews and contractors, just hope it doesn't get to that! None of them know of any crews this far north. We have several branches in Minnesota, but St Cloud and Fargo is as close as we get.  I might have to stop at Menards in Virginia, some of the departments have flyers from different tradesmen.

I've seen tabs on many metal roofs around here that keep the snow from sliding off all at once. Have it on our hunting shack for 20 years now and couldn't be happier.

I think the tabs also break up the snow when it comes down so you only get hit by a 100lb block not the whole one ton block!

I have metal on another garage up here, I'd hate to get caught under one of the avalanches when they come falling down.  Would be nice if it all matched, but the wife wants shingles. I think the tabs work pretty good, you see them on a lot of residential and  commercial buildings.

The tabs have been coming off the steel roof on my cabin.  They are stuck on with adhesive and are not holding up.  Over half of them have come off in the past 3 winters.  You can also get snow guard rail systems.  I just bought a house in Colorado from a guy that's a roofing contractor out there.  He said they work great and he puts them on every metal roof they install.  They average over 180" of snow per year in this area of CO so they sure do get tested.

I've been having a terrible time trying to find a crew. I've called the one's mentioned here, stopped at Menards in Virginia and talked to Cook Building Ctr. Got a few names to call. The one's that would do it are booked till next year, not to mention, they're close to 3 times higher per square than the going rate in the cities. Others up there are similar in price.. crazy high! Had a crew from the cities that I thought I knew fairly well that was doing a job up in International Falls and said they'd do mine on the way home. They stood me up. Talked to another crew last week from the cities that said they'll come up the 19th and 20th.. we'll see. Looks like I better get some cervezas!

How did the price of metal shingles compare to asphalt shingles?  I know they were more but approximately percentage more say 30%. I built new house this is third summer in it and I am in my third roof. Manufacturing problems with first two which they stood behind no questions asked and now dealing with installation issues on third roof.

Material costs were approximately double that of asphalt shingles. I don’t know about labor since I installed them myself. They’re guaranteed for life though....

I had Steve put a standing seam galvanized metal roof on my cabin in 2004..I think.  It still looks great.  Will outlive me most likely.  

He lives in Duluth but was more than willing to come up to V to put the roof on.   Its been a while but worth a try.

I have a  metal roof that was installed 5 years ago. It is perfect. It sitll have a nice look and I think that it will work good for nealry 5-7 yeaers. Yes, It was expensive for me to install it but it was a good decision and the metal roof worth the money spent. Additionally I installed snow guards for metal roofs to prevent snowfall from a roof during winter. You may know that very often snow from roofs become like bricks and if they fall on your head it can be really painful. 

 

I do not remember the contractoirs who installed the roof but it's better to find the local services that can give you a guarantee and repair your roof at ocne something wrong.
