Needing a Cabin - fractional ownership or rent...long term

Recommended Posts

Bigguyone

Finally got the wife to agree to a cabin. Thinking with this economy there are some great options and this may help you or a friend out.

Looking for a cabin that I can go to the same place on a consistent basis. I live out of state so I will only spend about 4-6 weeks at the cabin (since have to fly up). Looking for a 3bd cabin on a great bass lake - Pike and Musky are a BONUS.

Would like the cabin to include a boat with it that is at least 17' and at least 75hp (non-tiller).

I am not dialed in to one particular area or lake as I am thinking anything within 2.5 hours of Fargo and MSP (probably Fergus falls, alexandria or maybe Bemidji/Walker area if have to go that far) so I have 2 airports to choose from when I fly in).

I am willing to do discounted rental (due to paying for multiple weeks) or a fractional ownership where I pay a lump sum upfront and then an annual amount to help with maintaining the property and have 10% ownership or so. For example someone could have a cabin worth about 200k and I would pay 25k up front plus an annual "maintainance" fee to help out with the costs of upkeep.

If you or a friend has a cabin you think would benefit both of us from an arrangement similar to one of the above do let me know if you would please at [email protected]

Thank you in advance for your help.

If your 4-6 weeks are in the June,July and August than 10% is way to low for buying fractional ownership. Even though I enjoy our cabin all year long, there are only 16 great weeks at the cabin. But if you were going to use a week in January, March, June, September and November than that might be right. Good luck

Have you looked at vrbo dot com? These are people wanting to rent their cabins out. I often see people wanting to rent for longer periods. You may find something there.

Was thinking 10% ownership in it so I would get about 5 weeks a year (spreadout) and pay about 15% of the value of the cabin + annual fees to get this...

Been looking at finding some good cabins to rent that include a boat - if you know any of those do let me know as well.

I have one cabin I have found that I have my eye on I could purchase 100% ownership as it is a very good priced trailer on a large lot.

Good luck Bigguy smile make sure to check out the neighbors of any place you are looking at. That can make the experience much better or much worse, depending wink

I think I would look at a park model RV on a seasonal lot at S. Turtle Lake Resort east of Underwood MN. 1:15 drive from Fargo. I believe there are 3 nice units for sale there. $20K buys you a real nice unit. Seasonal lot rent is around $1900.00 and includes water, sewer, dock spot, mowing, etc. Simply show up, and crack a beer. We had a unit there until last spring, when we purchased a year around home on S. Ten Mile Lake.

Fished the SW corner today about 2 miles out. Lowest amount of ice I found was 10" and a few spots well over 20". Before anyone gets too excited I'm pretty sure these spots were where the ice push up on itself or below itself. Rough ice in general. Marked a lot of fish, tried everything and eventually got a few at dusk on a dead stick and a spoon. No big cracks but a few about half a foot and completely open. Nice to get out but was a long walk out and back.

Well I wish you guys would do it after walleye closes. The last few years you guys have done it on the final weekend of walleye  so some people won't do it . Cats don't close so you can do it whenever you want.

Didn't get to swing the sledge on Saturday. Had a bum ankle that has kept me sidelined and was feeling pretty good on Friday so I got out and about shopping. May have over did it and suffered a little bit of a set back but it's pretty good today. Should be able to swing the hammer tomorrow.

Open water right in front of launch on linwood. 2 guys went through this morning. Up to their waists in water. Just be careful walking out. Had 9 inches everywhere I drilled on the lake.
